Our client has a requirement for Project Manager Building Development for a Permanent full-time opportunity.  The positions are located in Toronto Ontario
 
Primary Project Responsibilities
  • Responsible for the comprehensive management of client's projects throughout all phases of
    development - pre-construction to post construction;
  • Ongoing project development and business development interface with new and existing
    clients and their designated representatives;
  • Establishment of capable and effective project teams including design and other consultants,
    client and user group representatives and other project stakeholders to establish accurate and
    fully detailed functional programming and operational requirements for projects;
  • Manage and oversee the development of project control budgets and control schedules with
    particular focus on applying value analysis methodology throughout the pre-construction phase
    to maximize the effectiveness of project design and contain project costs;
  • Provide ongoing leadership, management and coordination of design consultants and project
    teams in the fulfillment of their project responsibilities;
  • Ensure accurate interpretation of functional programming and operational requirements from
    concept design to the establishment of fully developed and coordinated working drawings and
    specifications in accordance with approved project budgets and schedules;
  • Apply detailed knowledge of construction methodology, costing and procurement to maximize
    the effectiveness of project design and its accurate and timely implementation during the
    construction phase;
  • Identify alternate construction methodology or other value enhancing approaches in
    maintaining project costs within approved budgets and schedules for individual projects;
  • Oversee and coordinate all contractor tendering and negotiation and the establishment of
    contract documentation;
  • Administer all contracts, purchase orders, change orders, scheduling, material and project and
    client special needs to facilitate implementation of projects;
  • Manage and assist project teams in interfacing with approving authorities with respect to
    expediting site planning approvals, development agreements, building permits and occupancy
    requirements required to allow projects to proceed to construction and successfully conclude;
  • Preparation and communication of project status reporting for clients;
  • Manage and oversee the timely preparation and processing of project billings and payments;
  • Manage and assist project teams in the effective management and resolution of deficiency and
    warranty issues;
  • Manage and oversee constructors in the timely and accurate preparation of all project closeout
    documentation including as-built" drawings, manuals, warranty data, final inspections and
    permits;

Other Responsibilities
  • Support and participate in the Company's efforts in business development by generating new
    project leads;
  • Ongoing business development interface with existing and prospective clients and their
    designated representatives;
  • Client management and strategic consulting with respect to expediting projects and acquiring
    new projects;
  • Manage all existing and prospective client relationships effectively to generate both repeat and
    new business opportunities.

Experience and Professional Designations
  • Candidates, to be considered for this position, must be licensed professional engineers or architects with a
    minimum of ten years of related relevant work experience
    in project management in the building
    development field
  • Candidates should also have a current Project Management Professional (PMP") designation or are enrolled and actively pursuing their PMP designation with the Project Management Institute.
  • Candidates must be experienced and fully capable in the application of industry standard computer software in
    carrying out project management responsibilities.
